SMS Terms of Service

These SMS Terms of Service govern your use of text messaging services provided by Van Caulart Real Estate Inc., operating as Advantage Group Real Estate, brokered by Royal LePage Signature Realty ("AGRE," "we," "us," or "our"). By providing your mobile phone number and opting in to receive SMS messages from us, you agree to these terms.
Program Description
AGRE operates an SMS messaging program to communicate with clients, prospective clients, and subscribers about real estate services in Toronto and the Greater Toronto Area. Messages you may receive include property alerts, market updates, listing notifications, event invitations, appointment reminders, and replies from your AGRE agent or team member.
Consent to Receive Messages
By providing your mobile phone number and checking the SMS consent box on any AGRE form, you expressly consent to receive text messages from AGRE, including messages sent using automated technology. Consent is not a condition of purchasing any property, product, or service from AGRE. You confirm that you are the subscriber or authorized user of the mobile phone number you provide.
Message Frequency
Message frequency varies based on your interactions with us, the services you've requested, and market activity relevant to your preferences. You may receive multiple messages per week during active engagement periods, and fewer messages at other times.
Costs
Message and data rates may apply. AGRE does not charge for SMS messages, but your wireless carrier may. Contact your carrier for details about your text messaging and data plan.
How to Opt Out
You can stop receiving SMS messages from AGRE at any time by replying STOP to any message you receive from us. After you send STOP, we will send a confirmation message and you will receive no further SMS messages from this program. If you want to rejoin the program later, you can opt in again through any AGRE form or by contacting us directly.
You may also opt out by emailing hello@getadvantage.ca with the subject line "SMS Opt Out" and the mobile number you'd like removed.

Supported Carriers
This SMS program is available on major Canadian and US wireless carriers. Carriers are not liable for delayed or undelivered messages. Delivery is subject to carrier network conditions and device availability.
Privacy and Data Handling
We do not share or sell mobile phone numbers, SMS opt-in data, or text messaging originator consent with third parties or affiliates for marketing or promotional purposes. Mobile information may be shared only with service providers that assist in delivering our Services, including Twilio as our SMS delivery provider and HubSpot as our CRM platform. Text messaging originator opt-in data and consent will not be shared with any third parties.

Compliance
AGRE complies with applicable Canadian and US regulations governing SMS communications, including Canada's Anti-Spam Legislation (CASL), the Personal Information Protection and Electronic Documents Act (PIPEDA), the Telephone Consumer Protection Act (TCPA) where applicable, and A2P 10DLC registration requirements administered by US wireless carriers.
Changes to These Terms
We may update these SMS Terms of Service from time to time. Material changes will be posted to this page with an updated "Last Updated" date. Your continued participation in the SMS program after changes are posted constitutes your acceptance of the updated terms.
