Should You Sell Your House to a Cash Buyer in Toronto?

Selling your house to a cash buyer in Toronto trades price for speed. A cash buyer can close in a few weeks without a financing condition and will usually take the house in its current condition, but the offer is normally well below what the same property would fetch on the open market.

Cash buyers are investors or companies that purchase directly from owners instead of listing the home for sale. They pay with their own funds or with private lending arranged in advance, which is why no mortgage approval delays the closing. There is no agent on your side, so no commission comes off the sale, and the house is rarely shown to anyone else.

The discount exists because of what happens next. The buyer intends to repair the property and resell it, so the price has to leave room for renovation costs, months of carrying costs and a profit margin. That gap often ends up larger than the commission and preparation costs you would have paid going the conventional route. Working out what it actually costs to sell a house in Toronto gives you the number to compare the cash offer against.

What protection do you have?

Someone buying a property for their own account is not trading in real estate on behalf of others, so a cash buyer is generally not registered with the Real Estate Council of Ontario. RECO registers and disciplines salespeople, brokers and brokerages under the Trust in Real Estate Services Act, and it runs a mandatory insurance program that includes consumer deposit protection. None of that reaches a private purchaser. If you want to understand what sits behind that system, read who regulates real estate agents in Ontario. Your real safeguards are the wording of the agreement of purchase and sale and the lawyer you retain, who is required for any Ontario closing whoever the buyer is.

How to judge an offer

Start with an independent read on value. An agent can prepare a comparative market analysis from recent sales of similar properties, which is more reliable than an automated estimate. Subtract the selling costs you would incur on a listed sale from that figure, then compare the result with the cash price. If the difference is small, speed may be worth it. Owners facing a deadline, an estate, a tenanted unit or repairs they cannot fund often find the trade reasonable. Owners with a clean, marketable property usually do not.
