The right listing agent brings local pricing knowledge, a clear marketing plan, and a track record you can actually check.

Start with registration. Anyone legally trading in real estate in Ontario must be registered under the Trust in Real Estate Services Act, and the Real Estate Council of Ontario keeps a public register where you can confirm an agent's status and see any enforcement history from the past five years. The check takes two minutes and it quietly rules out anyone operating outside the rules.

Next, look at results instead of marketing claims. Ask how many homes the agent sold in the last year, how many were close to your area, and how their sold prices compared to the original asking prices. An agent who works your pocket of the city will understand how a Leslieville semi or a King West condo really trades, and that matters far more than a big citywide profile. A strong candidate should walk you through a comparative market analysis so you can see the reasoning behind the number they put in front of you.

What you want is someone who can explain why their approach fits your property and your timeline, rather than quoting the highest number just to win the listing.

You will work closely with this person for weeks, so pick someone who answers plainly and never leans on pressure.
