Spring is generally the best time to sell a house in Toronto. From roughly March through June the city holds its largest pool of active buyers, and homes tend to sell faster and draw more competing interest than at any other stretch of the year.

Sales volume builds through late winter, peaks in spring, then eases over the summer before a smaller second wave arrives in the fall. The slowest stretch usually lands in December and January, when holiday schedules and cold weather thin out showings and many buyers wait for the new year before starting their search.

A few things drive the spring concentration. Families with school-age children try to close and move before the next school year starts. Longer daylight and milder weather make properties present better and make house hunting easier. Buyers who paused over the holidays come back to the market at the same time, which lifts demand right when the most sellers are listing.

The trade-off is competition. Spring brings out more buyers, but it also brings the heaviest wave of new listings, so your house competes against a larger field of comparable homes. A well-prepared property in a low-inventory pocket can sometimes do better in a quieter month, when fewer sellers are chasing the same attention.
