How Much Do Real Estate Lawyer Fees Cost When Buying a Home in Ontario?

Real estate lawyer fees in Ontario usually fall between $1,000 and $2,500 plus HST for a standard residential purchase, and once disbursements are added, most buyers see a total legal bill of roughly $1,500 to $3,000 on closing. The exact amount depends on the price of the home, whether you are buying a house or a condo, and whether a mortgage is involved.

The professional fee is what the lawyer charges for the work itself. It covers reviewing your agreement of purchase and sale, searching title, preparing the closing documents, dealing with the seller's lawyer and your lender, and registering the transfer electronically through Teraview on closing day. Many firms in Toronto now quote a flat fee, often starting near $999 plus HST for a simple resale purchase. Expect the quote to climb for new construction, or for a condo where the lawyer has to review the status certificate.

Disbursements sit outside that fee. These are the out-of-pocket costs your lawyer pays on your behalf and passes through on the final statement. They usually add $300 to $1,000 and cover the title search, government registration charges, a title insurance premium, software and transaction levies, and courier costs. Because they are pass-through amounts, they appear as their own line items rather than being folded into the quoted fee.

It helps to keep legal fees separate from the much larger sums your lawyer also collects at closing. Land transfer tax, the balance of your down payment, and adjustments for prepaid property taxes all flow through the lawyer's trust account, yet none of those are lawyer fees. A clear statement of adjustments lays this out before you sign. For the full budget picture, our guide to closing costs when buying a home in Toronto puts legal fees alongside every other line you will pay.

Lawyers in the province are licensed and regulated by the Law Society of Ontario, and the firm handling your purchase carries its own trust and insurance obligations. When you compare quotes, ask whether the number already includes disbursements and HST. A low headline fee can rise quickly once those extras are counted, so the useful comparison is the all-in figure, not the advertised one.
