A building with just over three hundred suites does not generate enough resale activity to give you a reliable average price, and that single fact changes how you should buy at Fashion House King West. Core Architects, the firm that designed it, puts the suite count at 334 across two connected components. Spread that across a year, and the number of comparable sales in any given stack is small enough to count on one hand. Most buyers never learn this. They read a building-wide price per square foot off a listing portal, assume it applies to the unit in front of them, and either overpay for a compromised exposure or walk away from a genuinely good suite because the headline number looked high.
That is the real reason building-level representation matters here, and it is the thing almost no page answers when someone searches for a realtor at this address.
Fashion House is a Freed Developments project at 560 King Street West, with a second address at 461 Adelaide Street West. Core Architects designed it, and their work on the building has been recognized with design awards. The two components run eleven and twelve storeys, which is part of why the suite mix is as varied as it is. You move from compact studios through to large two-bedroom-plus-den layouts inside the same complex, and the floor plans do not repeat the way they do in a single-tower build.
The amenity that people actually talk about is the Skypark on the ninth floor, a rooftop lounge with a heated pool attached to the fitness space. It is the reason a lot of buyers put the building on their list in the first place, and it is worth seeing in person rather than in a rendering.
Pricing sits at the accessible end of the King West resale market. For buyers at Advantage Group Real Estate, that makes it one of the few genuinely interesting first-purchase buildings left in the corridor, somewhere below the band where most of our transactions land. You are not stretching to get in. You are deciding whether this particular suite is the right one.
The honest answer is whoever can tell you what the suite in front of you is worth, not what the building is worth. Those are different questions, and the second one is easy to answer badly.
Ask any agent you are considering three things. How many transactions have you closed inside this building, and what did you learn from them. Which exposures and stacks here resell well, and which ones sit. What is in the status certificate that I would not think to look for. An agent who has worked the building will answer all three without reaching. An agent who pulled the building profile off a portal an hour before meeting you will give you the amenity list back.
That third question matters more than buyers expect. A mid-size building carries its reserve fund and its common element costs across a smaller base of owners than a large tower does, so what the fee covers and how the reserve is tracking are not footnotes. Read what is actually included before you compare the monthly figure to anything else you have seen. Two suites with similar fees can be carrying very different obligations.
Jeremy Van Caulart built Advantage Group Real Estate around the Bayside to King West corridor for exactly this reason. The team has closed over $50 million in sales and more than 200 transactions in five years, ranks in the top five percent of TRREB agents by volume, holds the CLHMS designation, and completed Harvard Business School's Negotiation Mastery program in June 2026. The brokerage is Royal LePage Signature Realty. That record exists because the work is concentrated on a narrow stretch of the city rather than spread across the whole region, which is the only way anyone accumulates real knowledge of a specific address.
Fashion House sits in the middle of the Entertainment District stretch of King West. That is the appeal. It is also the thing to test honestly before you commit. Go back to the suite on a Friday at eleven at night and open the window. Some exposures in this complex face directly into the noise and some are turned away from it, and the difference between those two situations is not visible on a floor plan or in a daytime showing.
Light is the second one. With two components and a varied suite mix, you get units with genuinely good light and units that look into a neighbouring wall at close range. Buyers tend to discover this at the second showing, after they have already decided emotionally. See it first.
The third is layout efficiency. Older King West buildings were designed before the current obsession with maximizing bedroom counts, which cuts both ways. Some of the suites here are better laid out than anything built in the last five years. Others carry hallway space you are paying for and will never use. In a building where no two stacks are quite the same, this is where an hour of someone's attention is worth more than any market report.
Start by narrowing the comparable set to the suites that actually resemble yours. Same component, similar exposure, similar layout, closest in time. In a building this size that might leave you with two or three sales, and a small comparable set means you have to reason from them carefully rather than average them. The agent's job is to explain what each one tells you and where it stops being useful.
Then read the status certificate properly, with a lawyer, before you are emotionally committed. Reserve fund health, any special assessments contemplated, rules that affect how you can use the suite. These are knowable in advance and they are the difference between a purchase you are happy with in five years and one you are explaining to yourself.
Finally, be willing to pass. The corridor between Bayside and King West has enough inventory that no single suite is the only version of the life you are picturing. The buyers who do well here are the ones who looked at six units in two buildings and understood why they chose the one they chose.
